When buyers are going through your home they are wanting to see a reflection of who they are. They have to immediately envision them self's enjoying the space as their own. The goal is to create a neutral palette that will appeal to everyone while being unique at the same time. The more buyers who fall in love with the property the better. Some of my tips and tricks may seem unconventional and that's because they absolutely are!
I ask that you please do not take offense to any of the advice below. I'm simply giving you my honest advice that I have gained going into strangers homes on a daily basis as a Realtor®. I've experienced first hand what works, and what keeps people from even getting out of the car.
Religious/Patriotic items need to be removed and stored in a safe place. This helps make your home feel inclusive to everyone. For my confederate folks out there I ask you please move rebel flags. Some buyers perceive them as heritage other will feel extremely uncomfortable.
Power wash your home. Get all the cobwebs and dirt off the exterior of the home. If you don't have access to a pressure washer you can improvise with a garden hose and some elbow grease. You want your home to sparkle like a new penny.
Get all of the clutter out of the way. Keep your counter tops as bare as possible. Remove photos and magnets from the fridge. Create open spaces in cabinets and closets even if you have to remove items and hide them elsewhere. We want to give the impression that you have tons of space for the buyers belongings.
Deep clean your home. Spend some time making sure everything is clean and fresh. A clean home lets buyers use their imagination on how they would decorate and place their furniture. Appliances such as stoves, microwaves and refrigerators should be cleaned and organized as well.
The smell of the home is also highly important. Brew a fresh pot of coffee before showings. The smell of coffee makes people automatically feel like they're at home which is what we want! We want to appeal to all their senses. If the home has ever been smoked in I recommend placing a small cup of vinegar in the smelly areas a couple days ahead of showings. Then you can remove it. This will actually help pull the odor out.
Let the sun shine in. Open up all the blinds and soak up all the natural lighting you can get. It makes everything appear larger and clearer. Leave a couple lights on as well so buyers aren't walking into a dungeon, instead they are entering a showroom.
When buyers come for the showing you are NO where in sight. You're not standing outside having a cigarette or talking on the phone. You need to leave the property and do not return until the showing is over. Being present for showings makes the buyer feel uncomfortable, like they are being watched. You want them to be able to relax and enjoy your property. Not feel like you are pressuring them in any way.
Repair/Replace any damaged, missing, or broken items in your home. Change out broken light bulbs and cracked switch plates. Touch up paint in areas that are highly noticeable. Give squeaky doors a little spray of WD-40.
Be willing to negotiate with buyers. If someone makes an offer on your property it shows they are interested. If the offer doesn't work for you then make a counter offer for what would. Too often times sellers get emotional over a low offer and just want to reject it without considering a counter. It's important to keep the communication open. Everyone at home watching HGTV just assumes making offers $10,000.00 below asking price is normal. Even if it is a low ball offer go back to them with something to let them see you're serious and they should be to!
The most important part of selling your home is partnering with the right Real Estate professional. Lots of people think they can save money on commission and easily sell their home by themselves. Without understanding the law and how Real Estate works. I want you to know as the owner you are held legally responsible. If you lie or misrepresent yourself or the home you can be sued by the other party. Working with a Realtor® is going to give you exposure and protection. We are able to put out fires before you even smell the smoke. However all professional agents work differently.
